Bury treasure at a spot that is the same for every reader of the map

A treasure map is a promise. If the spot changes on every look, is buried under water or sits in a dense cluster near the start, the promise breaks. The place must come from the map itself, lie within a sensible walking range, and be spread evenly over the ground rather than bunched around the middle.

Why this works

A map is a promise that two people reading it find the same place, so the spot must come from fixed inputs, not from chance at the moment of reading. Spreading points evenly over an area, not along a line, keeps the hunt from clustering near the start.

When not to use it

Skip it when the treasure is a designed moment, such as the end of a quest, where the place, the view and the path matter. Put that treasure by hand, and keep seeded spots for the endless repeatable hunts.
